Where We Serve
Professional driveway sealing done right
Sealcoat Canada provides premium residential asphalt sealing across most of Southern Ontario. Our mobile units are fully equipped to handle everything from standard residential driveways all the way to large pads and country laneways.
Why Seal
Benefits of professional driveway sealing
- Doubles the lifespan of your driveway through regular maintenance
- Protection from harsh weather and chemicals
- Reduced cracking and potholes
- Improved curb appeal
- Saves you up to 50% in long-term repair and replacement costs
Real Transformations
Experience the difference professional driveway sealing makes
Over time, asphalt driveways fade, crack, and lose their protective surface. Professional sealing restores the appearance and surface layer of the driveway with a waterproof barrier, shielding it against further damage.
Before Sealing
- Faded grey asphalt
- Small surface cracks forming
- Dry and rough texture
- Reduced protection from water and chemicals
After Professional Sealcoating
- Rich black finish
- Smooth and uniform surface
- Waterproof and chemical resistant
- Improved overall appearance of your home
How We Work
The Sealcoat Canada process
Deep Surface Cleaning
We don't just blow off the leaves. We use industrial blowers, motorized brooms, and trimmers to remove dirt, weeds, grass and debris.
Oil Spot Treatment
We apply a specialized primer to oil, gas, and rust stains. Without this, the sealer won't properly bond, and the stain will "bleed" through.
Crack Preparation
We clean out cracks to ensure our hot-rubberized filler (optional add-on) gets a deep, permanent grip.
Hand Application
A brush-and-squeegee application is preferred in order to work the sealer deep into the asphalt's pores. Creating a thicker, more durable bond, and edges with a "surgical" finish and zero spray fallout.
Barricade & Cure
We ribbon off your driveway entrance and provide clear instructions on when you can walk and drive on your new surface.
How to prepare for your service
To ensure a seamless process and a flawless finish, please follow these steps before our crew arrives:
- Vehicle Relocation: Please move all vehicles you use out of the garage and off the driveway. We recommend parking them on the street or with a neighbour before your scheduled time.
- Sprinkler Systems: Please turn off sprinklers before our arrival and keep them off until the next day. Water is the #1 enemy of fresh sealant!
- Clear the Surface: Please ensure the driveway is free and clear of large items like basketball nets, planters, or toys. Although cleaning is included, driveways that are extremely dirty will need to be power washed before sealing, which we provide as a separate service.
- Mowing & Trimming: If possible, refrain from mowing your lawn directly before or after your appointment. This prevents grass clippings from sticking to sealer.
- Pet & Child Safety: Please keep small pets and children away from the driveway during the application and drying process.
Aftercare: ensuring a perfect cure
Once our team has finished and roped off your driveway, please follow these timelines:
- Walking: You can usually walk on the surface after 4 to 8 hours (depending on sunlight and humidity).
- Driving: Please wait a minimum of 24 to 48 hours before driving or parking a vehicle on the new surface, especially if it is a heavier one.
- Power Steering: For the first week, avoid excessively turning the wheel while your vehicle is stationary as this may cause "tire scuffing" while the material is toughening up.
Why Application Method Matters
Hand-applied vs. spray sealcoating
| Category | Hand-Applied (Brush/Squeegee) | Spray Sealcoating |
|---|---|---|
| Material Thickness | Thicker, more uniform coat that fully covers the surface | Typically thinner application, can be inconsistent |
| Durability | Longer-lasting finish due to deeper material distribution | Wears down faster under traffic |
| Surface Penetration | Forces sealant into pores and minor cracks for better adhesion | Sits more on the surface with limited penetration |
| Coverage Quality | Even, controlled coverage with minimal missed areas | Risk of overspray, streaking, or light spots |
| Longevity | Holds up better against traffic, weather, and wear | May require more frequent reapplication |
| Appearance | Rich, uniform black finish with a professional look | Can appear uneven or patchy over time |
| Edge Control | Clean edges and precise application in tight areas | Less control around curbs, edges, and obstacles |
| Material Usage | Uses more material per square foot (higher quality result) | Uses less material (lower upfront cost) |
| Best Use Case | Small to medium scale, high-traffic areas, premium results | Large-scale, low-budget, or quick applications |

Frequently Asked Questions
Get the answers to our most frequently asked questions about Driveway Sealing.
Why is a brush-applied finish better than a spray-on application?
Spray applications are often superficial and can lead to overspray on your interlock or siding. We prefer to use a manual brush-and-squeegee method to work the sealer deep into the asphalt's pores. This creates a thicker, more durable bond and a clean, "hand-painted" edge that looks far more professional.
