Parking Lot Striping (Layout & Design)
Clean layouts. Maximum efficiency. Professional appearance.
We don't just paint lines; we engineer space. Our experts analyze your square footage to design precise layouts with optimal parking angles, maximizing stall counts while ensuring smooth traffic flow and driver safety.
- Blue-Print & Site Analysis: Accurate measurements to maximize your total parking capacity.
- AODA Accessibility Planning: Ensuring 100% compliance with Ontario's accessibility laws.
- Traffic Flow Optimization: Strategic placement of directional arrows, crosswalks, and stop bars to reduce congestion and promote safety.
- Safety Zone Stencilling: Hazard markings, fire routes, and hatched areas for pedestrian crosswalks, "no parking", and loading zones.
- Standard & Specialty Stall Design: EV charging stations, curbside pickup stalls, custom-branded stalls, and other word markings and numbered stalls such as "Reserved," "Visitor," or "Tenant 123".
Parking Lot Re-Striping
Restore visibility. Reinforce organization.
Over time, markings fade and layouts lose clarity. Traffic slows, confusion increases, and risk quietly builds up. Refreshing or reconfiguring worn lines helps reduce liability, restore organization, enhance curb appeal, and improve upon the customer and tenant experience.
- Reconfiguring layouts
- "Double Line U-stall" or "T-stall" upgrades (more room for car doors)
- High-visibility night markings (glass-bead integration)
- "Blacking out" (old line removal)
- Mechanical line removal and surface preparation
AODA Compliance & Pavement Stencilling
Ensure total accessibility. Meet provincial standards.
Is your property falling short of legal compliance? Do you want to mitigate liability? We stay at the forefront of provincial legislation, ensuring every project is 100% AODA compliant. By utilizing precision laser-cut stencilling, our markings meet the rigorous OTM Book 11 standards for safety, visibility, and legal durability.
- AODA Type A and B accessible stalls and access aisles
- Pedestrian safety hatching
- Specialized symbol marking
- Safety and regulatory stencilling
- Wayfinding and traffic flow markings
Curb Painting & Fire Routes
Define safety. Protect emergency access. Avoid fines.
Maintain site safety and stay compliant with Ontario Fire Code regulations. We provide high-visibility curbs and fire routes that clearly designate restricted areas, ensuring your property remains accessible to emergency vehicles at all times.
- Red fire route markings
- Safety yellow curbs
- Trip hazard mitigation
Warehouse & Industrial
Warehouse safety markings & industrial floor coatings
Optimize Flow. Improve Safety. Increase Efficiency.
Clear and durable floor markings are critical for safe and efficient operations in industrial environments. We install OSHA-compliant pedestrian walkways, "No-Go" zones, and forklift lanes.
For simpler cost efficient striping layouts we use either heavy-duty traffic tape or low-VOC high-solids traffic paint.
For complex flooring systems or laneways designed to withstand exposure to chemicals, constant abrasion, and heavy traffic, we offer two-part epoxy, polyurethane (PU) and fast-cure methyl methacrylate (MMA) coatings broadcasted with non-skid abrasive additives like aluminum oxide or quartz sand which can be finished to your chosen colour and texture.
- Walkways and safety zones
- Forklift lanes
- Hazard markings
- Loading and staging areas
- Food and pharmaceutical grade non-toxic coatings
Surface Prep
Concrete surface profiling & preparation
Before coatings can be applied, adequate surface preparation is needed in order to ensure longevity and avoid premature failure. The goal is to ensure that the surface is clean (no contaminants), dry (no moisture), and profiled (rough and deep enough for the coating to stick or embed itself to it). This can include one or more of the following:
- Solvent Cleaning / Degreasing: Essential for eliminating oil, grease, wax, residual buildup, and other surface contaminants prior to application, ensuring optimal adhesion.
- Acid Etching: Using muriatic or phosphoric acid to remove laitance and etch the surface. It is best for smaller, dustless operations on new concrete and for light duty coatings that require minimal surface profiling (CSP 1-2).
- Diamond Grinding: The most common and versatile method for concrete. It removes laitance, paint, and other coatings, creating a smooth-yet-roughened surface (CSP 1-4).
- Shot Blasting: An aggressive and versatile high-production method that uses high-velocity steel shot to create a deep profile (CSP 3-9). It is ideal for large, horizontal concrete floors and removes thick, failed coatings.
- Scarifying: A very aggressive method used for removing thick layers of old coatings or for heavy-duty concrete surface profile requirements (CSP 4-10).

Frequently Asked Questions
Get the answers to our most frequently asked questions about Line Painting.
How long does parking lot line paint take to dry?
We use premium, fast-dry traffic paints designed for high-traffic environments. In standard Ontario summer conditions, lines are "track-free" within 20 to 30 minutes and can be opened to full vehicle traffic in 1 hour. For warehouse environments, our MMA coatings allow for forklift traffic almost immediately after application.
